Background information
The Strathbogie Shire community has expressed their desire for overarching directions for how land will be used in the future.
As outlined in the Council Plan 2021-2025, Council are developing two new Strategies: a RRLUS and an UGS. Together, these Strategies will guide land use planning decisions within the Strathbogie municipality for the next 15 to 30 years. These strategies will work together in directing development across the municipality.
A multi engagement approach for both strategies were endorsed by Council at its ordinary Council Meeting on 16 July 2024. Council undertook broad engagement with the Strathbogie community in November and December 2024 consulting on the UGS and RRLUS issues and opportunities reports.
During the broad engagement, recruitment for a Community Panel, to participate in a deliberative engagement process was undertaken. The Community Panel is a group of randomly selected people that generally represent the diversity of the Strathbogie Shire community. Panel members looked at the issues and opportunities information to help inform direction in the preparation of the RRLUS and UGS.
The RRLUS will provide Council with strategic justification to direct rural residential developments in appropriate areas that:
- preserve rural values
- minimise impacts to productive agricultural land and other associated non-residential uses.
The UGS will provide certainty about preferred development outcomes for Council, service providers, the community, landowners, and developers.
The RRLUS will guide future rural living development that will not impact productive agricultural land, environmental assets, or bushfire or flood prone areas. In contrast, the UGS will guide future residential development in and around townships that will not impact other land uses or environmental values.
